Welcome!
We
hope you will enjoy living in Sand Lake Hills. Our neighborhood
(built during the 1970s and 80s) is one of the most sought after
neighborhoods in Southwest Orange County. Why? First of all, our
homes are on large well established lots. Secondly, our houses
are well built--energy-efficient designs using concrete block
construction with thick coatings of Stucco. Thirdly, because we
have a very active homeowners association that is aggressively
pursuing the protection, upkeep, and improvement of our neighborhood.
Our
neighborhood boasts a high standard of education provided by the
Dr. Phillips Area Schools. We have a great YMCA, convenient shopping,
quality health care and a low-crime/safe environment in which
to live and raise a family. Sand Lake Hills is a friendly neighborhood.
Many residents have discovered new lasting friendships in our
neighborhood.
Our
Homeowners Association participates actively at the County level
to improve and protect our quality of life. Our Association Officers,
Board of Directors, and Committees, are working hard to make Sand
Lake Hills the neighborhood it should be. Representatives from
our Board attend meetings and public hearings on issues that impact
our neighborhood such as Sheriff Kevin Beary's Homeland Security
Program (formerly Neighborhood Watch), Code Enforcement Hearings,
and the Orange County Homeowners Association. The Board is also
researching and applying for grants from Orange County and others
to help defray the costs of improving our entrances and common
areas.
A
major benefit of our Association and living in Sand Lake Hills
is our Security Patrol. Our member dues make it possible for the
HOA to employ an off-duty Orange County Deputy to provide additional
security in our neighborhood.
Over
the past year, our property values have been increasing and our
neighborhood's appearance has been improving. This is a direct
result of the efforts of our three most important committees,
Landscaping, Architectural Control, and Code Enforcement. As we
are a deed restricted community, the Architectural Control and
Code Enforcement committees enforce the recorded Deed Restrictions,
while the Landscaping committee works to improve the "curb
appeal" of our community. The HOA uses the services of the
Orange County Code and Zoning Departments as well as our own legal
counsel to enforce the "C&R's.
Our
HOA also publishes a newsletter, provides this website, and holds
monthly Board meetings(which are open to all members) to keep
residents informed about our community.
