Dear Homeowner,

The Sand Lake Hills HOA, sections 2-11 wishes to compliment you for your efforts in caring for your property. The Architectural Review Committee (ARC) has been working to improve the "curb appeal" of Sand Lake Hills. Your Declaration of Covenants and Restrictions states we must all follow a few basic guidelines.

No dwelling, building or structure of any kind shall be erected or altered until plans, sketches, specifications and location of improvements are submitted to the Architectural Review Committee in writing. Disapproval of plans and specifications and locations by the Architectural Review Committee may be based on any ground, including purely aesthetic reasons which, in the sole and uncontrolled discretion of the ARC shall be deemed sufficient.

Exterior Painting Guidelines

The exterior of the home should be painted in light, neutral colors. Trim should compliment and be coordinated with exterior paint. Listed below are a few acceptable colors from different manufacturers. The Association also has paint chip samples which can be viewed.

Here are some Tips in choosing the right color for your job:

    1. Select colors that harmonize with neighboring homes and surroundings.
    2. Choose a body color to compliment the color of the roof.
    3. Light colors will make your house look larger, soft colors are also more elegant and traditional.
    4. Always consider your home's "color givens", such as the roof, masonary & metal trim.

Tips from the Pros

  1. Take the time to prepare the exterior, i.e. scrape away loose paint, replace damaged siding, sills and trim, caulk cracks or gaps, scrub away dirt and mildew. If the house is power washed, let it dry for 3-4 days.
  2. Do Not Paint Exterior if temperature is below 50 degrees for more than 12 hours.
  3. If using a painting contractor, get and check references.

BE SURE TO SUBMIT YOUR PLANS ALONG WITH COLOR CHIPS/SAMPLES TO THE ARCHITECTURAL REVIEW COMMITTEE, DO NOT START WORK UNTIL YOU HAVE RECEIVED WRITTEN/ SIGNED APPROVAL. IF YOU HAVE ANY QUESTIONS, PLEASE CALL ONE OF THE BOARD MEMBERS OF THE HOMEOWNERS ASSOCIATION.
